LEED Platinum

Office building Zaļā1

Zaļā 1 office building is located in the Art Nouveau district of the quiet centre of Riga. This building was built in 1899 as A.G. Rutenberg's tobacco factory. Preserving historic value of the building and raising two top floors of glass in a modern style, the former factory gained a new life and now after the reconstruction it is a five-floor modern office building with gross leasable space of 3,600 m2. Particular attention in reconstruction was paid to quality of the building materials and construction technologies that ensure greater comfort with more adequate operating expenses. And received LEED Platinum certificate approves it.
Zaļā 1 offers flexible office layout - either "open space" or offices, the only thing that matters is to ensure the lessee has no obstacles - bearing wall, awkward corner or column - and can lay out the space according to the lessee's individual needs and requirements.

The office depth is 12 meters, it’s ideal for offices, as it provides the maximum number of work places per m2 saving the daylight in the entire space and not leaving the center of the space dark.
Full interior fit-out
The offices will be fully fitted out by the landlord. A choice of finishing materials and interior design elements is provided.

Modern technologies
Building materials of the highest quality and latest technologies were used and applied during construction of the building. Installed were new elevators, fire safety and sprinkler systems, air conditioning and ventilation systems, heating and security systems.

Property management
The landlord procures facility management services and maintenance of common areas and equipment.

Security
There is 24/7 security personnel at the main entrance hall. CCTV surveillance is carried out on the perimeter of the building, common areas, and the car park. Access to the building is organised with electronic key card system.
In 2016 the office building Zaļā 1 has received LEED Gold certificate. But in 2020, during the re-certification process, the building was assessed with a LEED Platinum certificate.
LEED EBOM certificate (Leadership in Energy and Environmental Design Existing Building Operations and Maintenance) is granted after evaluation of the compliance of buildings and their maintenance to the sustainability criteria according to an internationally renowned methodology.
The Platinum level in the re-certification procedure is the highest evaluation for the effort of Vastint Latvia, the owner and property manager of the building, in regard to reduced consumption of natural (energy) resources, use of sustainable construction materials, reduced environmental impact of the building, the use of environmentally friendly detergents and cleaning agents, sorting of waste, maintenance of the green zone and last, but not least – the creation of a healthy and safe working environment for people, who spend most of their day in the building Zaļā1.
